More than five years later than in the Netherlands, in Spain also approved the law on an energy label. This means that since June 1, 2013 all of the property offered for sale on a Certificado Eficienca Energetics (CEE) must possess.

The property will be extensively inspected by a qualified technical office. It measures the different spaces on inventory of the insulation, heating, hot water, ventilation, etc. and mutates all this data into a special computer program. The computer calculates the energy index after which a certificate is drawn up and the house gets an energy label. This certificate will be registered in a specific database and is valid for 10 years.

Without this certificate CEE homes can not be sold or rented for more than four months per year. Even fines can be imposed between € 500 and € 5000. It is striking that so far little houses have this energy. The cost of obtaining an energy amounts depending on the size of the house between € 250, - and € 500, -.
